WWW,CI.ANDOVER,MN,US TO: EDA President and Board "S:) CC: Jim Dickinson, Executive Directo~ FROM: Will Neumeister, Director of Community Development wi-- SUBJECT: Andover Station North Development Improvements Update DATE: August 3, 2005 INTRODUCTION Each week progress is being made on construction and marketing of this rather large piece of land that has many complexities. It took seventeen years to get this far, now we are seeing the final design and construction take shape and it is exciting. However the staff and EDA need to be diligent in getting this final stage to be what we all want. The approval of the site plan concept (for the retail center) at the last meeting was an important step in getting the southern portion to be built out in the next two years. DISCUSSION The plan and design work for the public street on the southern 20 acres is ready to submit to the Anoka County Highway Department. After meeting with one of their field engineers, it was confmned that the County Engineer is agreeable to allow the "right in" off of Bunker, provided the City works with First Regents Bank to remove their existing driveway opening. City staff are in the process of arranging a meeting to go over this with the bank president, Roger Okerman. The developers interested in building a retail center on the parcel east of the bank have been informed of this. Staff are awaiting their response as to whether they will proceed with a purchase agreement on the parcel. You will recall, they had a contingency regarding this. Staff continues to work to acquire the access to Bunker Lake Boulevard where the concept plan has indicated it should be located. Concurrently, staff will continue to work with North Pine Aggregate to get a commitment whether they will honor their original unit pricing for the public utilities and streets. If they will, staff will process a change order for the existing Jay Street contract to add in this small amount of work so that it can be done with the construction of the balance of remaining work on Jay Street. The final utilities and street work to complete Jay Street will be done by early September. The City sign shop will be erecting four new "LAND FOR SALE" signs in the next two weeks. They will place two signs on Hanson and two on Bunker Lake Boulevard. Lastly, an advertisement is being prepared for the September issue ofthe Business Journal. ACTION REOUESTED None is needed, as this is an informational update on recent construction, and marketing promotional efforts.
