A meeting of the Grow Township Zoning and Planning
Co~~ission "as held July 27, 197i ot Crooked Lake school.
Chairman Norm Stout called the ~~cting to order at $:00 PM
with Co~mission members Christenson, Jones, Nash and Rither
present.
Discussion was held regarding the Variance application
of Mr Ralph Soley, 17337 Eldorado St. rri. Soley did not appear.
Soley requested variance on lot size requirements on tract "B"
as described within the application. Com~ission discussed
whether subject lot was of record; not shown on half section
map dated January 28, 1971 but shovrn as parcel number 6750
which is a larger parcel, comprised of tract A and B as shown
on the parcel drawing submitted as a part of the variance
at)~lication. Com~ission discussed lot width of tracts A and

B noting that width of A is approximately 124 feet and B is
approximately 106 feet. Com~ission noted that at the 300 foot
depth of tract B, said tract tapers to approximately 50 feet
in width and at the building set-back line the width is
approximately 100 feet. Commission discussed the location of
the Rum River meander line as shown on the half section map,
available building area on tract B and the probable location
of the sewage disposal system. Holasek arrived at $:25 P~.
Hither noted that the variance application appears to be a
request for subdivision of a larger parcel which, if granted,
,rould then create two substandard lots. Subject parcel is
located in the R-2 Zoning District which requires a minimum
of 165 feet lot width at the front set-back line. Holasek
stated that under those circumstances the variance should
probably not be granted.
It was moved by Rither, seconded by Nash, to table
action on the Soley variance application until Soley appears
before the Com~ission. Motion carried.
Discussion was held regarding topographical contour
maps and the major thorough fare plan.
Holasek stated that the Com~ission is faced vrith many
decisions regarding zoning and land use and in the absence of an
on-site inspection it would be helpful to have topographical

contour maps to eliminate guesswork in determining what a
particular area looks like from the standpoint of elevation,
drainage and other topographical features. Com~ission agreed
to approach the Township Board of Supervisors and discuss the
matter further.
Jones suggested that the Com~ission start work on the
major thoroughfare plan as soon as possible. Co~nission agreed
that as development occurs we must be certain that all roads
connect up and that logical and efficient traffic patterns are
established and that professional help should be obtained in
formulating the plan. It was suggested by Jones that the
Com~ission approach the Town Board on this matter.
It was moved by Christenson and seconded by Nash to
adjourn. Motion carried. Meeting was adjourned at 9:25 PM.
