A meeting of ~.c Grow Township Zoning and .lanning Commission
was held February 23, 1971 at Crooked Lake School. Chairman Norm Stout
called the meeting to order at 8:07 PM with Commission members Bradley,
Christenson, Holasek, Jones, Langseth and Rither present. Minutes of the
January 26, February 2, and February 16 meetings were approved as read.
Mr. Charles Bankey and Mr. Horace Mayo appeared before the
Commission regarding Cedar Crest Estates, Second Addition. Subject
plat is in the R-2 Zoning District. Mayo stated that they were aware
of zoning requirements and assured the Cowmission that the requirements
would be followed. During the discussion, Mayo pointed out that on the
south line of subject plat [south line of Section 6], platted park
dimensions are shown as 500 feet by 180 feet. However, Mayo stated that
deed specifies a dimension of 600 feet by 180 feet. Adjacent lots one[l]
and two[2] have dimensions of 250 feet by 180 feet each. Consequently,
taking 100 feet from lot two[2] and adding it to platted park leaves a
parcel with a dimension of 400 feet by 180 feet. Therefore, Mayo and
Bankey requested variance to create two lots with dimensions of 200 feet
by 180 feet out of the remaining 400 foot by 180 foot parcel. It was
pointed out by Christenson that the Zoning Regulations Ordinance
specifies the procedures to be followed with regard to variances. In
response to questioning by Christenson, Mayo stated that nothing was
planned for lots five[5] and six[6] and that both lots were planted in
pines. Christenson suggested that Mayo combine lots five[5] and six[6]
with remaining 400 foot by 180 foot parcel and create two lots thereof
each having a dimension of 300 feet by 180 feet. Mayo stated that
Christenson suggestion had merit. After discussion, Mayo agreed that,
beginning at SE corner of SW t of Section 5, thence in a westerly
direction to a point 650 feet distant, thence in a northerly direction
to a point 180 feet distant, thence in an easterly direction to a
point 650 feet distant, thence in a southerly direction 180 feet to
point of beginning, less right of way of Anoka County road number 58,
be divided into two lots each with a dimension of 300 feet by 180 feet.
Mayo stated that subject plat would be revised and resubmitted.
Discussion was held regarding proposed platting ordinance.
Commission reviewed provisions of Golden Valley platting ordinance
obtained from Urban Planning and Design, Tnc.. Bradley left meeting
at 9:20 PM. Commission reviewed sections 440:00 through 440:50 Sub. 2G.
No action taken, matter continued to March 2, 1971.
It was moved by Jones, seconded by Christenson, to adjourn.
