Commission Members Present: Commission Members Absent: Also Present: Carlson, Harris and Prochniak LeFebvre, Longbella and Mand Rosella Sonsteby - Rosella's sketch plan John Peterson - Good Value/Northglen II ROSELLA'S SKETCH PLAN Rosella Sonsteby said she plans to plat 5 lots off of Xenia St. in Aud. Sub. #82. Shown on the sketch plan is 13.7 acres of park, which is more than what is required. The eastern 6-6.1/2 acres will be dedicated on this plat, the balance when she plats her property to the west. The ten foot strip shown as "Outlot A" will be deeded over to the Johansons. An aerial photograph was checked. Bob Harris expressed concern over the which Ms. Sonsteby said was 4' deep. that if any were cut down, she wanted drainage ditch that runs through the park area She went on to explain the tree location, adding the wood. Merlyn Prochniak suggested to p~vsically walk the property during the park tour set for April 7th. MOTION by Prochniak, seconded by Harris, to conceptually approve the approximate 6 1/2 acres of park land shown on Rosella's sketch plan (on Parcel #5400). Motion carried unanimously. GOOD VALUE/NORTHGLEN II John Peterson explained this afternoon the sketch plan had been changed. They are working with Dick Hand and Tony Emmerich to develop the areas simultaneously. Among other things, the park land shown in the northwestern part of the plat had been moved to the area of Bunker and Round Lake Blvds. somewhat inland. Further explained were the problems in platting this area as they do not know the exact alignment of the proposed extension of Co. Rq~1116 and how much right of way will be taken. Another problem is the City Council/~JOw~~ift station so part of the Hand property will be useless as residential lots. Also, he thinks the City should use the 50 year flood plain standard instead of the 100 year, noting that Round Lake Blvd. is under 870' and it hasn't flooded. Merlyn Prochniak asked how much park land do they plan on dedicating. 1~. Peterson replied about 13 acres, but some of it would be low. Most of the area has oak trees on it and they don't grow in a swamp. Chairman Nichols suggested to table this item and park tour. The rest of the Commissioners agreed. should be on paper. to include the area in the upcoming By that time something more definite o ... L,.) ( - -0 ."
