was called to order by acting chairman d'Arcy Bosell at 7,30 p.M.. Tuesday,
June 25. 1985 at the Andover city Hall. 1685 crosstown BOulevard N.W"

~TION by Rogers. seconded by Ward to approve the minutes of June 11. 1985
as written.
Motion carried on a 3 yes. 1 present (Apel) vote.
Thomas Mellen Lot Split (comm. ~6-85-2)
Thomas Mellen. 14424 prairie Road N.W, - stated that they have five acres
with a hoUse located on the south side of the property and would like to
split the parcel SO they can build a new home. Mr. Mellen noted that the
city Clerk sUggested they split it as shown on the drawing.

V Coromissioner Rogers noted that the dimensions on the drawing are not
C, consistent as it shoWS each parcel being 275 feet with the total being
500 feet.
commissioner Ward also noted that the legal description states that the
parcel is 539.37 feet. He also asked if there will be a park dedication
fee for this lot split. Acting chairman Bosell stated there will be a
fee for the parcel being split off.
Ms. Bosell noted that the request is compliant because the property is
zoned R-I and the lots are a little greater than the 2-1/2 acres required.
There is a variance required for the frontage. She asked Mr. Mellen if
he owns the property to the south. Mr. Mellen stated that he does not.
MoTION by Rogers. seconded by ward that the Andover Planning and zoning
Commission recommend to the City council approval of a lot split requested
by Thomas Mellen for the property located at 14424 prairie Road N.W. with
a variance also being granted for the frontage. which is leSs than the
300 feet required by ordinance.
APproval of the lot split will not have any adverse affect on the surround-
ing property or the general public. Granting of the variance will require
the payment of a park dedication fee for the newlY created lot. There was
no opposition to the lot split.
It should be noted that the dimensions to be used for this lot split should
be taken from the legal description that was included.

Motion carried unanimously. This will go to the City Council on July 16,
1985.
Jim Perry Lot Split, Cont. (Comm. #6-85-1)
Acting Chairman Bosell noted that at the last Planning Commission meeting,
Mr. Perry was asked to provide the Corrmission with a letter of consent from
the fee owner of the property being split and also documentation showing
ownership.
Commissioner Ward noted that the documentation is sufficient and the legal
description is acceptable.
Ms. Bosell noted that the survey was done on June 12, 1985.
It was the concensus of the Commission that everything is now in order for
this lot split.
MOTION by Rogers, seconded by Ward to adjourn. ~10tion carried.
