REQUEST
The Planning and Zoning Commission has completed the initial review of the land use table.
There are a few items that need to be further discussed. These include the definitions for "resort"
and "bed and breakfast ", reviewing the IUP process, and the proposed changes to the land use
table. Staff has provided examples of the following definitions:
Bed and Breakfast:
Means a small lodging establishment that offers overnight accommodations and breakfast, but
usually does not offer other meals.
Resort:
Means a place that is a destination for vacation, recreation, or rest, or which is frequented for a
particular purpose.

A vacation place, often with food and entertainment.
Other items for discussion:
#10 and #102: It was recommended to delete #10 Barbershops and beauty salons because these
uses were included in the definition for retail trade and services. #102 pertains to retail trade and
services. On line #102, retail trade and services are not allowed in the residential districts; this
would mean that salons would not be permitted as a home occupation. Staff suggests leaving
#10 as it is.
439 and #46: #39 only allows businesses with drive thru windows in the SC and GB districts.
However, 446 financial institutions are allowed in the LB, NB, SC, GB, and I districts.
According to the chart, financial institutions located in the SC and GB districts are the only ones
that can have a drive through.
#88: Professional studio has been defined; however we have not indicated if they will be allowed
in the residential districts.
Bed and breakfast: It needs to be decided what districts to allow this use and will it be a CUP or
an Interim Use?
ACTION REQUESTED
The Commission is asked to discuss the proposed definitions and review the changes to the land
use table.
